TAKING THE FIRST STEP

Design and build processThere can be a lot to take in when you decide to build your new home and it can all seem a little daunting. To guide you through the new home designs and building process we have put together a step by step guide to designing and building your new home.

To begin with you need to start thinking about what you would like to build. An introductory meeting with our Design and Building Consultant will be arranged to discuss your options.

Before your introductory meeting it will help if you have put some thought into the following;

  • details of your block of land
  • the type of home you would like to build [e.g. single or double storey);
  • the features you would like to have (e.g. 4 bedroom, 2 bathroom, home theatre, open plan living area, home office);
  • the style of home (e.g. contemporary, traditional); and
  • your construction and finishing budget – Rosmond Custom Homes can assist with finance options.

INTRODUCTORY MEETING

Our Design and Building Consultant will contact you to organise a suitable time to meet. This meeting is generally held at the Rosmond Homes office but can be arranged at your home if this is more convenient. You will need to allow approximately an hour and a half for this meeting. This meeting will identify the type, features, style and budget for your new home.

Now we can take the information you have provided and prepare your home design. 

We will begin designing your new home based on the detailed design brief and your block details. After the completion of the design we will prepare a quote according to your brief and our Design and Building Consultant will then present the design to you and discuss any changes required.

CONTRACT PREPARATION AGREEMENT

Once you are happy with your new home design we will commence preparatory work for submission of plans to your local authority for planning approval and preparation of contract documents. Your Design and Building Consultant will continue to liaise with you and is always available to answer questions or queries that may arise.

BUILDING CONTRACT

Contract documentation will be prepared and your Design and Building Consultant will make contact with you to arrange a time to review and sign these. These contracts reflect your specific requirements for the construction of your new home. Engineers drawings, Home Warranty Insurance, Energy Efficiency and a Building Permit will be applied for with the local shire and other authorities. All shires work independently so approval times can vary from one shire to another.

PRE START MEETING

Pre-Start is when all colours and materials are selected and finalised and the last, non-structural amendments such as the lighting plan or cabinet work changes are made.

As a client of Rosmond Homes you have access to our team of leading edge Interior Designers to assist you in creating the perfect home. As part of the design process you will meet with one of our expert Interior Designers to help you plan your materials, layouts and finishing touches. Our designers will consider your lifestyle habits and personal style, listening to your ideas and visions for your finished home.  It is a collaborative process and our designers make an enormous effort to understand each client’s individual taste, personality and aspirations, ensuring the recommendations they make are perfectly matched. 

Your pre-start selection meeting will focus on the following;

  • Changes to internal cabinetry requirements including pot drawers and cupboards, extent of overhead cupboards, pantry fit out, drawers to bathrooms and laundry 
  • Electrical layout, including light points and power points (external and internal), multi way switches, alarms, TV points, phone points and conduit locations
  • External Selections including bricks, render colours, garage doors, paving
  • Internal Selections including, cupboards handles, taps, basins, sinks etc.

Our Interior Designers can assist you in all of your design choices.  We’ll help you create your perfect new home, both inside and out. 

CONSTRUCTION

Rosmond Custom Homes believes it is extremely important to keep our clients informed at every step of the construction process, with this, our Contract Administrator will contact you at stages during the building process to give you updates and our Supervisors details will be made available to you.

Your supervisor will arrange an introduction meeting, tiling meeting and complete a practical completion inspection. The final meeting will be with your Contract Administrator on the completion of your new home.  

Pop the champagne it is time to pick up the keys to your new home.
