Design and Build Process: A Step by Step Guide

Building a new home is one of the most exciting journeys you’ll ever undertake – and one of the biggest investments. You may not know quite what to expect, there’s a lot to decide and it can all seem a little overwhelming. To guide you through the new home design and building process we have put together this step by step guide to designing and building your new home with Rosmond Custom Homes.
 
Before your introductory meeting it will help if you have put some thought into:
 
  • The details of your block of land.
  • The type of home you would like to build (for example, single or double storey).
  • The features and accommodation you would like to have (for example, four bedrooms, two bathrooms, home theatre, home office, alfresco).
  • The style of the home (for example, contemporary or classic).
  • Your construction and finishing budget – Rosmond Custom Homes can assist with finance options.

 

1. Introductory Meeting


An introductory meeting involves no charge or obligation. Our design and building consultant will organise a suitable time with you. This meeting is generally held at the Rosmond Custom Homes office but we can meet you at your home if this is more convenient. You will need to allow approximately an hour and a half for this meeting.

This discussion will identify the type, features, style and budget for your new home as well as details of your block.

2. Your Home Design – Custom Designed for You


Now we can take the information you have provided and prepare a home design concept.

You may choose one of our pre-designed homes as your starting point, then customise it to make it your own. Or you may prefer to begin with a clean slate and our talented design team will create a unique home design to suit your site and personal preferences from the ground up.
Whether your dream home currently consists of a few vague words or sketches, some pages torn from a magazine or images bookmarked on your computer, our people are skilled at homing in on the essence of your dream and making it a reality.

On completion of the home design, we will prepare a quote. Our design and building consultant will then present the home design concept and quote to you. Some fine-tuning may be required at this stage.
 

3. Planning Approval

Once you are happy with your new home design, we will submit your plans to your local authority for planning approval.

 

4. Building Contract and Building Permit

Now we proceed from the design stage to the building stage. Contract documentation is prepared and we will contact you to arrange a time to review and sign these. Engineer’s drawings, home warranty insurance, an energy efficiency star rating and a building permit are applied for with the local council and other authorities. Approval times can vary from one local authority to another.

5. Pre-Start Meeting and Interior Selections

If you love beautiful homes and interiors, this part of the design and build process will get your heart racing. It’s where you can really put your personal stamp on your home.

Our professional interior designer will help you make decisions regarding the finer details, materials and colour palette, cabinetry and lighting plan – all the little details that give your house its individual character.

It’s a collaborative process and our interior designer makes a great effort to understand your individual taste, personality and aspirations, ensuring our recommendations are a perfect fit for you.

 
Your pre-start selection meeting will focus on:
 
  • Internal cabinetry including pot drawers and cupboards, extent of overhead cupboards, pantry fitout and drawers to bathroom and laundry.
  • Internal selections including all material finishes and colours, benchtops, cupboard handles, taps, basins and sinks.
  • Electrical layout including light points and power points (external and internal), multi-way switches, alarms, TV points, phone points and conduit locations.
  • External selections including bricks, render colours, garage doors and paving.

6. The Construction of Your New Home

How exciting! Now it’s time to start building.

At Rosmond Custom Homes we believe it is extremely important to keep our clients informed at every step of the construction process. Our contract administrator will keep in touch with you to give you updates.

You will also be in regular touch with the site supervisor. As a minimum you will meet the supervisor for an introductory meeting, tiling meeting and a practical completion inspection.
The final meeting will be with our contract administrator on the completion of your new home.

Council coordinator

Our council coordinator is responsible for liaising with your local authority to ensure your home design and documentation meet all required standards.
 

Contract administrator

Once you sign your contract and the building process begins, our contract administrator keeps you in the loop throughout your building experience with Rosmond Custom Homes.
 

Interior designer

Our interior designer guides you through the pre-start phase of your build when you need to select materials, colours and all the other individual choices that go into a custom home. Our interior designer’s professional flair turns a potentially daunting experience into a delightful one.
 

Supervisor

When construction commences, our supervisor is the site boss responsible for overseeing efficient project management and our team of top tradespeople. The supervisor is your go-to person for anything related to what’s happening on site.
